HISTORIC REHABILITATION
Special care and expertise must be applied to the rehabilitation of historic structures when encountering antiquated and potentially hazardous building materials and bringing the structure up to current building standards without compromising its integrity. LaRosa has successfully completed projects where either the building was listed on State and/or National Historic Registers, or the project was within a historic district.

Townley Street Apartments
Hartford, CT
Historic Townley is an apartment community that consists of 28 assisted rental units within two mirror buildings. Each building has fourteen units which is comprised of six 3-bedroom, six 2-bedroom, and two 1-bedroom apartments. Historic Townley Street Apartments was originally built in the early 1900s and renovated in 1995. The project scope includes new roofs, kitchen and bath upgrades, and interior and exterior building improvements such as painting, new front doors, and masonry repointing. Our scope is based on a matrix established between our estimating department and the Owner, VestA Corporation after extensive value engineering. The most efficient way to renovate 28 units within a tight seven month schedule is to work on vacant units. Since the buildings are 86% occupied, “hotel” units were set aside at the beginning of the project as swing space for the tenants while their unit is renovated. After renovation, the tenant moves into a completely refurbished unit with a new kitchen, appliances, bathrooms, flooring, paint, and intercom system.
